Costs Incurred in Any Residential Closing

  • Title Examination and Update ............. $100-$200

A thorough examination of land records and legal documents required in any residential purchase. The process reveals any previous liens, judgements, encroachments or other issues recorded against your future homesite. A proper search will safeguard your interest as you take title on your new home - whether you are using a lender or making a cash purchase.

Fees Required by Most lenders

  • Closing Protection Letter ........... $35
  • Title Binder Fees ........................ $100
  • Wire and Overnight Fees ............ $30 - $45
  • Title Insurance Fees ................... Determined by loan amount
  • Recording Fees ........................... Determined by purchase price and/or loan amount
  • Miscellaneous ............................. Other fees required by bank or mortgage lenders

Most homebuyers will borrow from a bank or mortgage lender to finance the purchase of a home. The fees described above are part of that loan procedure and fees that are required to put your new home "to record" in the local courts. These monies are paid either to your lender or to the appropriate court.

Other Fees and Services

  • Owner's Title policy ................ Determined by purchase price
  • Survey ..................................... $350 - $450

These items protect the buyer after closing. The Title Insurance required by your lender is necessary, but it protects only the lender's investment. At closing, you, the homeowner, will have a one-time option to purchase a similar policy designed to protect you.

A survey is a professional "map" of your real estate - both your land and your home as it sits on your lot. Boundary lines and easements are documented by a licensed professional.
